Skeena Industrial Development Park

The 2400 acre Skeena Industrial Development Park (a Joint Venture between the City and Kitselas First Nation) has seen three land sales totalling nearly $14 million dollars. One of these parcels will be the future site of a 3500 bed work camp for the LNG industry. 1187 acres of prime industrial land has also been sold to house a future industrial park for the Qinhuangdao Economic and Technological Development Zone of Northeastern China with lots to be leased to businesses that are currently established in China and also to local investors or those from other jurisdictions. With the build out of the SIDP, the vision is for Terrace to enhance its standing as a regional service and supply center and to become a manufacturing hub with an array of businesses that will diversify the community’s economy.


About This Project

 

In the heart of beautiful northwest BC sits the Skeena Industrial Development Park, a large greenfield site that can accomodate a wide range of industrial requirements.  The soil is primarily alluvial gravel, which has excellent drainage and seismic stability, and is capable of withstanding heavy loading associated with a broad range of industrial developments.

Three land sales have occurred at the SIDP including 1187 acres to Taisheng International Investment Services, 172 acres to Kitselas Development Corporation and 17 acres to Global Dewatering Ltd. Leasing opportunities exist with current land owners at the SIDP.

On the east side of the highway there is a proposed  “small lot” subdivision on approximately 250 acres of land, currently owned by the City of Terrace. The vision is for a range of lot sizes from 2 – 10 acres in size, to be sold at market value. There are several larger lots of approximately 50 acres in size that are earmarked to support the forest industry.

The region is strategically located, connecting North American resources to Asian markets by the shortest shipping route available through the Port of Prince Rupert. The Skeena Industrial Development Park is adjacent to Highway 37 running from Terrace to Kitimat and only 8 km from the junction with the Trans Canada Highway 16. CN Rail runs close to the site and their is potential for a rail spur with further industrial expansion. The efficient CN mainline running from Prince Rupert into the heart of the continent flows right through the centre of Terrace. The Northwest Regional Airpor servicing Terrace and Kitimat is immediately adjacent to the Skeena Industrial Development Park and offers its own airside and groundside commercial land.

The Port of Prince Rupert, located within 150km of Terrace by both uncongested highway and rail, is establishing itself as a major international shipping and logistics centre with recent development of a new deep water, ice free container port that is planning further capacity expansion. This strategic shipping link is enabling new manufacturing companies that locate in northwest British Columbia to utilize the region’s vast resources while cost effectively accessing international markets. This ideal site for new development is also located only 47 kms north of the Private Port of Kitimat, used by a number of major industries for import and export of bulk materials.
